Investor Daily - Infrastruktur transportasi dongkrak potensi properti Bandung Timur
12 January 2024
Jakarta, ID – East Bandung, West Java is continuously fitted with transportation infrastructure, increasing the potential of the property sector in the region.
Besides toll roads such as Cipularang and Padaleunyi toll roads, the area is also fitted with the Jakarta-Bandung high-speed railway bound for Tegalluar.
On the other hand, several toll road construction plans will also improve accessibility in the region.
For example, there is Garut-Tasikmalaya-Cileunyi (Getaci) toll road that will span 108 kilometres (km) from Gedebage to Ciamis. The starting point of the toll road will be at Gedebage Junction that is built around KM 149 of Padaleunyi toll road. The construction progress is currently at the land acquisition stage, which has been implemented by the government since 2023.
Besides that, another infrastructure that has been planned is Bandung Intra Urban Toll Road (BIUTR) spanning from Gedebage to Ujungberung. The toll road is expected to reduce traffic jams that tend to occur in Gedebage.
The inner-city toll road will connect Getaci toll road to the toll road network in Bandung City. The plan to construct the Ujungberung-Gedebage toll road has long been on the agenda of Bandung Local Government.
On the other hand, the potential of the housing sector in East Bandung, particularly in Gedebage, is increasing as it is sustained by the large population in the area.
Based on Bandung Local Government’s data in 2021, Bandung City, which covers 166.59 square kilometres (km2) has become the most congested city in West Java. The population density of the West Java capital reaches 15.17 thousand people per square kilometre.
Bandung City’s population is dominated by youths. According to BPS’ data in 2022, the city’s population of 2,452,943 people is dominated by individuals aged 0-44 years old. This age group is dominated by individuals aged 25-29 years old as there are 199,275 people in this category. The population of Gedebage in 2020 reached 38,988 people.
With the predominant population in their productive age, the demand for housing becomes undeniable. To address the housing needs in East Bandung, Summarecon Bandung is enhancing its city-scale project by seamlessly integrating houses with an array of facilities. These encompass educational amenities like Al-Azhar Islamic School and ITB Science Techno Park, business and commercial features such as Setiabudhi Supermarket, and health provisions like Santo Borromeus Hospital
Moreover, to sustain the lifestyle of residents, locals, and tourists, Summarecon Bandung is establishing a lifestyle and shopping centre facility, namely Summarecon Mall Bandung.
“Summarecon Mall Bandung will complete the facilities. Not only for residents, but it is also a regional mall that can facilitate the citizens in East Bandung. We will inaugurate the mall in the first quarter of 2024,” PT Summarecon Agung Tbk President Director Adrianto P. Adhi said some time ago.
According to the schedule, Summarecon Mall Bandung will be inaugurated on Thursday (18/1/2024). This retail area will be the 6th shopping centre of Summarecon.
Until now, Summarecon has excellently managed five shopping centers since 1990, namely Summarecon Mall Kelapa Gading, Summarecon Mall Serpong, Summarecon Mall Bekasi, Samasta Lifestyle Village, and Summarecon Villaggio Outlets.
Summarecon Mall Bandung is expected to economically impact Bandung City, particularly East Bandung, by absorbing local workforce and supporting the creative industry in Bandung City.
There is currently a shuttle bus from Tegalluar Station to Summarecon Mall Bandung operating every day.
